房貸資訊分享  (Home Mortgage Information Update)

很高興今早收到非常多朋友的提問及寶貴意見。有朋友要求我在這分享欄中報導各主要銀行的利率參考表,很巧合這也是我的原構思。我會儘量為大家適時更新各利率,讓大家分享。

I am very much delighted to have received from all friends loads of positive comments about this Update this morning.  Some of the friends requested tables of bank interests of major banks; what a coincidence, this was my initial idea as well!!  Here they are; I hope that you will find them very useful for helping you make a wise decision.

Infometrics 透露銀行利率短期內仍會維持現有水平,但當經濟有復甦跡象時,儲備銀行或會將利率上調。

Infometrics reveals that bank interest is likely to stay at the present level for some time and that the Reserve Bank may start to lift interest rates whenever the economic recovery takes hold.

物業市塲動向 (Trend of Property Market)

Infometrics 最近指出房價於短期內仍會承受下調壓力,但現時銀行利率偏低,這將使一般房產業主能繼續承擔房貸供款並靜候房產市塲復甦良機。Infometrics 預期房價於本年底將會上揚;Westpac Bank 也估計房價於本年內將上調4%。

由於過去數月新建住房數目下挫,提供了房價止跌的支持點。Infometrics 認為住房供應短缺將於短期內廹使房價急升,奧克蘭區房產價格將錄得巨大漲幅。

Infometrics points out that there is downward pressure on house prices; however, the recent bank interest rate cuts will help those property owners continue servicing their mortgage and wait for more favorable selling conditions.  Infometrics expects house prices will rise by the end of the year.  Westpac also forecasts house prices are set to rise by 4% this year. 

Over the last few months there has seen a significant drop in residential building activities, which, on the other hands, has prevented house prices from falling further.  Infometrics views that, as a result of undersupply of residential houses, sharp rise in house price inflation is possible in the near future.  The Auckland market is likely to experience some of the largest increases in property values when market demand starts to recover.
