稅例修訂加速投資物業的銷售〔Tax Changes Prompt Some Investment Property Sales〕

最近Infometrics 發出的紐西蘭房產市場報告指出,由於投資物業業主已不能將房產折舊作為寬减稅項支出,故此這促使業主們另闢途徑增加物業收益以保障其投資回報。業主們開始失去對投資物業的興趣,並打算銷售所持有的投資物業。一旦有大量投資物業推出市場,這將會影響該類物業的市價,有下挫之虞。不過報告認為全國各區有別,不能一概而論。奧克蘭的投資業主仍打算繼續持有手上的投資物業,不作他想。

另一方面,未來18個月的經濟發展情况將有所改善,這會給予業主們有調高租金的空間,以增加其租金收益。該報告指出奧克蘭區的加租力度最大,六月份將達三年來的最高5.9%。

According to the recent Infometrics New Zealand Housing Outlook report, the removal of landlords’ ability to treat the depreciation of buildings as a tax deductable expense has prompted a focus on investment property yields to improve cash flow. As a result, investor demand for property has been reduced and in some cases owners of rental property have been looking to reduce their holdings, which place some downward pressure on property prices.  The report said that signs of investors’ offloading property varied depending on the region.  Though Auckland investors have been holding onto their properties, there were signs of investors’ selling up in some provincial locations.

However, an improving economy over the coming 18 months would see rents increase as landlords sought to improve rental yields.  The report claimed that Auckland is likely the region to see the greatest upward pressure on rents, with rental growth in the region hitting a three-year high of 5.9% p.a. in June. 

七月份全國房產物業交投低開但預期房價將上揚 〔Property Sales and Prices Down in July, But Price Expectations Up〕

根據最近的房產專業協會的有關報導,本國七月份房產銷售較六月份減少301宗,全國房價中位數下趺$15,000,跌幅較預期稍大。因本國處於冬季,故銷售份額下跌為意料中事。雖然經濟波動令部份買家不敢輕舉妄動,但很多地區的房產開放日均很火紅,買家也很活躍。

ASB 銀行首席經濟分析師認為愈來愈多市民企盼房價將繼續上調。該銀行的調查報告發現44%的受訪者認為房價將上揚,較上季度35%的受訪者增多了9%。該分析師相信全國房價在來年將輕微上調3%,但奧克蘭市的房價增長會更厲害點。

According to the latest Real Estate Institute of New Zealand report, there were 301 fewer property sales in July compared to June, and the national median house price fell by $15,000; this was a slightly larger decline than the seasonal pattern expected for the time of year. 

The report said that the drop in volumes and the median price in July is not unexpected and reflects the fact that we are in the middle of winter.  However, it further mentioned that although concerns about the economy and volatility in financial markets may be holding some buyers back at present, many regions report good attendances at open homes and active buyer interest.

ASB Bank chief economist said there are an increasing number of people expecting house price to rise across New Zealand.  On house price expectations the ASB Housing Confidence Survey found 44% of respondents expect to see prices rise, compared to 35% in the last quarter.  The economist believed it expects house prices nationwide to grow modestly at a rate of around 3% over the coming year; house price growth in Auckland is likely to be stronger than that.
