『定』得有理 (Fixing Good Value)

Westpac銀行稱在未來二、三年間固定房貸利率將較浮動利率對大家更為有利。該銀行的經濟師們在最近的每週評論中指出,現行兩年以下的固定利率較浮動利率為低,而三年以上的固定利率也祗較浮動利率稍高一點點。他們續稱當儲備銀行調低官方貼現利率時,才是採用浮動利率的絕佳時機。

儲備銀行行長早前預期官方貼現利率將在2014年間才會上調。但經濟師們提出一個具風險性的看法,他們認為現行官方貼現利率將維持不變,並將在明年下旬開始逐步上揚。

Westpac says fixing interest rates is likely to prove better value than floating over the next couple of years.  In its weekly commentary, released this morning, the bank’s economists said: “Fixed-term rates out to two years are currently below floating rates, while three-year and longer fixed rates are only slightly higher.”  They said floating would only be the best option if the Reserve Bank was to cut the Official Cash Rate.

‘While that’s a risk, our central view remains that the OCR will stay on hold on now, and increase steadily starting in the second half of next year.”  Governor Graeme Wheeler last week indicated that he still expects the next move in the OCR to be up, although not until 2014.
 
房產市場稍微轉緩(Market Cooling: BNZ/REINZ Survey)

最新的BNZ/REINZ調查報告指出,本國房產仲介普遍認為現時的住宅物業市場有稍微降温跡象。愈來愈多的仲介稱在房屋開放日中到訪的參觀者數目也較以往為少。

在本月中,祗有12%的受訪仲介仍對房產能成功拍賣抱肯定態度,這較上月的22%為低,並創下自本年四月以來最低的調查結果。另邊廂,更多的仲介發現買家較賣家更積極主動。有27%的受訪仲介報稱發現愈來愈多的房產買賣是不附帶任何條件。

該報告稱房產投資者的興趣仍濃,但首置自用買家的數字則輕微下跌。房價方面,421名受訪仲介中,有192名認為房價基本上正上揚,198名感覺房價正企穩,祗有31名稱房價正下挫。

Real estate agents are reporting a slight cooling in the residential market, according to the latest BNZ/REINZ survey.  More agents say they are seeing fewer people at open homes.

The net proportion of agents saying that auction clearance rates are rising has dropped to the lowest level since April with a net 12% positive from 22% in November.  But there has been rises in the number who feel buyers are more motivated than sellers; a still-strong net of 27% of agents said they were seeing more written sales going unconditional.

Investor interest continues but the survey indicates a slight drop-off in the number of first-home buyers in the market.  About the house price, “basically prices are seen overwhelmingly to be rising with only 31 of 421 respondents saying that they feel prices are falling. 192 said they are rising and 198 said they feel that prices are flat.”
