樓市供求失衡愈趨嚴重 (Supply and demand gap widens)

最新的房產報告指出,買家蜂擁入市,樓房供不應求,導至房價屢創新高,波及本國大部份地區,其中奧市更錄得歷史性房價高達$631,656。至於奧市房源方面,5月份祗有3,719幢住房應市,較去年同月下跌3%。該報告表示,緊絀的房源給買家增添不少壓力,但市場廹切的情緒卻令賣家開懷不已。

Buyers are as keen as ever to purchase properties, the latest Realestate.co.nz report says, but there still aren’t enough listings available to satisfy demand.  And that is pushing asking prices to record highs.  The report said the rise in asking price was noticeable in more than half of New Zealand, with Auckland reaching a new record high of $631,656.  However, Auckland listings were down 3% in May to 3,719 homes for sale.  Realestate.co.nz said the lack of new listings coming on to the market just added to pressure on buyers, but market sentiment favored sellers in 18 of the 19 regions it reports on, in particular Auckland and Canterbury.

Kiwisaver〞對房價推波助瀾 (Kiwisaver boosting property prices)

BNZ 研究部主管稱本國人民正動用他們在Kiwisaver户口的存款去購置首個住房,這是令人擔憂的。他更稱政府有透過Kiwisaver户口去推高現時房價之嫌。法例表明,存户在加入Kiwisaver計劃三年後,就可合法地提取户口內自己及僱主的供款。他坦言,數以千計的存户已提取了他們的供款;去年首九個月有合共1,230萬元從衆Kiwisaver户口裏被提走用作置房,平均每户提去$9,640。

除此之外,那些合乎資格的Kiwisaver存户還可獲得首置訂金補助。如存户加入Kiwisaver 計劃4年後便可獲$4,000首置訂金補助,加入5年後就有$5,000補助。

BNZ’s head of research said New Zealanders using their KiwiSaver accounts to purchase a first home were a concern; government funds may be fuelling the increase in house prices via the country’s KiwiSaver accounts.  KiwiSavers become eligible to withdraw both their own contributions and their employer’s contributions once they have been in the scheme for three years.  Thousands have already done so.  Figures from the Financial Markets Authority last year showed that in the first nine months that withdrawals were possible, $12.3 million was used from the scheme for home purchases, with an average withdrawal of $9,640. 

Those who meet certain requirements are also eligible for a deposit subsidy, starting at $3,000 per person and increasing to $4,000 once they have been in KiwiSaver for four years, and $5,000 after five years.

住房保險重大變動 (New insurance requirements)

從本年五月起,本國住房保險的條例有重大改革。往昔時,保險公司對受保的住房在發生災難時都不考慮該住房的投保金額多少,均主動作完全重置賠償。但現在情形會徹然不同,保險公司祗會按投保金額的多少而作相應的足額賠償。由於這是一項重大改革,各位房東必須在現有住房保單到期時,請跟所屬保險公司或其他專業人員尋求獨立意見及了解新改革所帶來的影響。

For many homeowners, from this May onwards, general house insurance (building insurance) rules are changing.  Insurers, who have previously provided full replacement policies, will no longer be offering this option.  Homeowners will have to provide an exact dollar amount for the insurance they require.  You can either use your insurer’s online calculator or seek an independent valuation.  This is a significant change and we suggest that when your renewal time comes, you speak with your insurance broker or company to ascertain exactly how the changes will affect you.
