各位朋友,很快又踏入十月份了,春天也將快來臨。非常抱歉,由於本人早前較為忙碌,故不得已暫停刊出這資訊分享園地,敬請見諒。

All friends and readers! It is now October and spring season is fast approaching.  I apologize that I needed to suspend this Information Update in last month because I was quite busy with my business and could not spend time to organize valuable information for the Update.   Your kind understanding will therefore be much appreciated. 

奧克蘭房價創六個月新高 (Auckland Property Prices Hit Six-month High)

根據Barfoot & Thompson的新報導,奧克蘭區的平均房價在本年八月份創下六個月以來的新高達$547,883 並較去年上調5%。他續稱九月份的房價較上月增長$16,000 或上升3.2%;若與去年同期比較則增長了$24,000 或4.9%。Barfoot & Thompson 指出在九月份高檔的房產銷情熾熱,共有六幢超過二百萬及四十五幢約一百萬的豪宅成交,這些豪宅主要分佈在奧克蘭市中心、東區及北岸沿海區。不過他表示雖則房價上揚,但成交宗數仍不算暢旺。

According to Mr. Peter Thompson of Barfoot & Thompson, the price of the average home in Auckland has hit a six month high of $547,883 on August and just under 5% above last year.  He continued to note that the September average sales price was up more than $16,000 or 3.2% on that for August, and up $24,000 or 4.9% ahead of that for the same month last year.  Mr. Thompson further said that in September the top end of the market was especially active, with 6 homes valued in excess of $2 million being sold and another 45 sold in the $1 million-plus bracket.  The majority of those high value homes were in the central city, eastern suburbs, Devonport and North Shore beachline.  He mentioned that while the sale price was up, the number of sales remained tight.

本年九月份奧克蘭房產的政府估值 (QV September 2011 – Auckland)

最新公佈的政府估值指數反映,奧克蘭現時的房價已超越2007年時的房產高峰價,並穩佔全國之首。本年九月份奧克蘭房價較去年同期上漲了3.4%或較2007年高峰時超出0.6%。九月份奧克蘭區平均房價為$529,028。

奧克蘭中區包括Pt. Chevalier、 Grey Lynn、 Ponsonby、 Herne Bay、Parnell 及市中心的房價上漲的幅度為各區之冠,較去年上調達4.6%,並超越2007年的高峰價2.6%。QV部門指出這區很多房產均通過拍賣成交,部份賣價較預期更高,另有部份賣盤在拍賣前更接獲數個出價並即成交。

北岸是另一個表現出色的區份。由Devonport 沿海岸北走至Torbay的一帶房產價格也上漲了3.2%,Albany 這邊的房價更飛升了3.9%。高質量的好房及那些靠近高速和商業區的樓盤銷情走俏。

至於Manukau 區方面, Bucklands Beach, Pakuranga, Howick 及Meadowlands 這一帶房價上升幅度強勁,均見3.8%。當中高檔好房供不應求, 但那些住房因品味低劣及建材不符理想則銷情滯落。

其他區份如從Avondale直走至Mt. Albert, Mt. Eden 再跨越至Onehunga一帶,房價較去年均有4.2% 的增幅。至於Manurewa, Weymouth 及Wattle Downs 方面,房價僅較去年畧高1.1%, 雖然房產銷情表現樂觀,但房價仍未受惠。

According to the latest QV residential property index, property values in Auckland are above the market peak of late 2007 and are leading national values on a gradual rise.  The index for September shows that property values in the Auckland region are 3.4% higher than the same time last year or 0.6% above the previous market peak of late 2007.  The average sales price for the Auckland region in September was $529,028.

The old Auckland Central area, including Pt. Chevalier, Grey Lynn, Ponsonby, Herne Bay, the CBD and Parnell, continues to have the fastest increasing values within the Super City having increased 4.6% over the past year; values are now 2.6% higher than the 2007 market peak.  Within this area QV valuers have seen many properties going to auction, with some achieving values well above expectation; another trend is that a number of properties do not make it to auction, instead selling prior, under multi-offer situations.

The North Shore has been another area that has performed well.  The suburbs from Devonport and going north along the coast up to Torbay are up 3.2%, as well as those in and around the Albany basin, which have increased by 3.9%.  Quality built homes and those with good access to motorways and the commercial areas appear to be in most demand.

Within Manukau, the best performing areas include Bucklands Beach, Pakuranga, Howick and going south to Meadowlands, which are up 3.8%.  While quality properties in these areas sell quickly, the areas have many properties on the market that don’t meet buyer expectations due to quality of presentation or they are built of less desirable building materials.

The areas from Avondale, through Mt. Albert, Mt. Eden and across to Onehunga have also seen a 4.2% increase in values over the past year.  However, values in Manurewa, Weymouth and across to Wattle Downs are marginally above levels a year ago at 1.1%; QV valuers confirm that whilst activity is increasing, value movements seem marginal.
