房貸資訊分享【Home Mortgage Information Update】
各位朋友,很快又踏入六月份了。近日本地天氣乍暖乍寒,請大家小心身體,注意飲食。這次我除了繼續為大家送上最新銀行利率及物業市場的相關報導外,我更設計了一份每週供款表讓大家作日常參考之用。
Greetings!  Time flies, another month has gone; we are now in the month of June. Recently the weather has been very unstable, please mind your health and have more nutritious food.  In this issue, except the routine reports of home loan interest rates and property market trends, I will show you Home Loan Repayment Table.

這列表是基於貸款十五萬至四十萬及還款年期由二十年至三十年來計算各年利率的每週供款《本金加利息》金額。

This table can help you work out your indicative weekly repayments (principal and interest) on a loan between $150,000 and $400,000 with the applicable rate of interest per annum and for 20, 25 and 30 years terms.
  
國民投資取向 (National Investment Choice)

根據最新的ASB投資者信心調查報告指出,全國國民普遍認為定期存款是最佳的投資選項,出租房產次之,Kiwi Saver, 管理基金及退休養老金緊隨其後。但在奧克蘭市,出租房產佔投資首位,定期存款次之,Kiwi Saver 佔第三位。
According to the latest ASB Investor Confidence Survey, across New Zealand the most popular investment class is term deposit, rental property is second and followed by Kiwi Saver, managed funds and superannuation.  However, in Auckland rental property takes the top spot, term deposit comes second and Kiwi Saver the third.

奧克蘭市的出租房產 (Rental Properties in Auckland)
最近一位摯友提出一個大家都感困擾的問題,在奧克蘭市那一區能找到有潛力遠景的出租房產。其實作投資决定見仁見智,我不便提出主觀的建議。客觀的數據分析應更為適合。我認為出租房產的潛力遠景是由該物業本身的售值及租值結合而成。我在下面列出數個由REINZ 編製的奧克蘭市各區出租房產的租金及售值比較表,各位朋友可参考比對,而找出自已理想的選擇。

Recently I have a good friend who asked a question that most of us would have always asked – in which area of Auckland can I find a rental property with a  good return on investment?  In my opinion, a good return on investment for rental property is determined by a combination of two factors, they are the rental price and sales price yielded from the property.  Indeed, making a decision on property investment involves your subjective preference; I am not in a position to make you follow my plans.  However, I think statistical data collected from a reliable external source seem more objective and appropriate in this case.    In the followings, I list several tables prepared by REINZ to show you the rental prices and sales prices for different areas in Auckland.  You can take reference to them and make your own strategic choice.
