房價雖暫放緩但未惠澤首置買家 (Price growth slowing but no let-up in sight for first-home buyers: QV)

本國QV專家指出,對於那些打算在奧市首置的人仕來說,很多事情在這陣子都變得不易為。最新QV統計數字顯示,本國現時房價較上次房市高峯期時更超出3.3%,對比去年也上升了6.5%。

QV研究部主管稱本國的房價確實曾不斷攀升,但在某些主要城市房價已有些微放緩下來的跡象。QV 專家認為這可歸因於房價已達至難以負荷的地步;他續稱一些準買家唯有望天打卦,祈求房價能回落至大家都可承擔的水平。但房市現時十分火紅,除非你有富爸媽,否則無人能購置首套房子。

該專家說房價在未來12個月都會繼續上揚,"我看不見有下跌的勢頭。"

Things won’t get any easier for first-home buyers in Auckland for a while yet, according to Quotable Value’s local expert, Kerry Stewart.  The latest QV statistics show nationwide house prices are now 3.3% above their previous market peak and have increased 6.5% over the past year. 

Research director Jonno Ingerson said nationwide values were increasing but there were signs that the rate of increase had slowed a bit in the main centers.  Stewart said the slowing in price growth could be because the market had hit the point where people were being priced out.  He said some buyers were waiting to see if houses became more affordable.  “The market is getting to the stage where trying to get a first home is damn near impossible unless you have wealthy parents.”

He said prices would likely increase over the next 12 months.  “I don’t see a decrease.”

BNZ 首席經濟師再次呼籲本國政府必須推行有關外國人仕購買本土房產的措施。該經濟師最近聯同地產仲介調查發現,非本國居民的亞裔買家在數量上相對較少,但他認為這數字會節節上升。

他續稱現時中國境內空氣汚染日趨嚴重,人們正熱烈討論移民的問題,最起碼也要把孩子弄往國外。中國的父母愈來愈希望把自己的孩子送來紐西蘭就學,他們也就順道置業讓孩子居住。該經濟師說本國並沒有法例去監控這些海外人仕在本國購置房產;現時是時候政府要正視這個問題了。

BNZ chief economist Tony Alexander has renewed his calls for New Zealand to implement a policy regarding foreign purchasers buying Kiwi properties.  Although he did some research with real estate agents recently that showed the number of non-resident Asian buyers purchasing property was comparatively low, he said it would increase. 

“Concerns about air pollution in China are soaring and people are talking more and more about migrating or at least getting their children out of the country.”  He said Chinese parents would increasingly want to send their children to New Zealand to study, and would want to purchase houses for them to live in while they did so.  “At the moment there are no rules for city purchases.”  Now was the time for Government to act and implement some policies, he said.
