儲備銀行這樣說… (What the Reserve Bank said …)
本國儲備銀行在今天將官方貼現利率提升了25個基本百分點,達到3.25%。
本國現時經濟增長動力充沛,國民生產總值在本年六月時預期會上升4%。在外圍經濟環境配合下,本國遠期利率低企,風險在窄幅上落,跟國際貿易伙伴間的關係發展暢旺,而且環球的通脹也保持在低水平。

本國的出口商品的價格仍徘徊在歷史性高位,但近期出現的跌幅將影響著來年的農產業收益。坎持伯利區的建築業步伐不斷加快,再加上移民淨流入量增大,刺激著房市及民生需求,隨著帶動起經濟增長。商業及消費者信心反彈,招聘及商業投資意欲攀升。

房價仍然高企,但自去年引入首付限制措施以壓抑高比率的房貸及將相應利率調升後,房市已穩定下來。貨幣外匯率雖仍未被調整過來致未能削減出口商品價格,但不久將來外匯率將被修正,儲備銀行不相信它會長期高踞現水平。

通脹壓力將會如預期般增強,在這大前提下,官方貼現利率上升的幅度及速度將完全取決於未來的財經數據及通脹壓力的徵兆。為要調升這個官方貼現利率,儲備銀行正尋求如何去確保經濟增長會持續下去。

The Reserve Bank today increased the Official Cash Rate (OCR) by 25 basis points to 3.25 percent. 
New Zealand’s economic expansion has considerable momentum, with GDP estimated to have grown by around 4 percent in the year to June.  Global financial conditions remain very accommodative and are reflected in low long-term interest rates and narrow risk spreads.  Economic growth among New Zealand’s trading partners is gradually improving and global inflation remains low.

Prices for New Zealand’s export commodities remain historically high, but their recent falls will reduce farm incomes over the coming year.  A continued acceleration in construction in Canterbury, more broadly, is supporting growth, together with strong net immigration flows that are adding to housing and household demand.  Business and consumer confidence remains buoyant, as do businesses’ reported intentions to invest and to hire. 

While house price inflation remains high, the housing market has moderated since late last year when restrictions were applied to high loan-to-value ratio mortgage lending and when mortgage interest rates began rising.  The exchange rate has not yet adjusted to weakening commodity prices, but is expected to do so.  The Bank does not believe that exchange rate is sustainable at current levels. 
Inflationary pressures are expected to increase.  In this environment, the speed and extent to which the OCR will need to rise will depend on future economic and financial data, and its implications for inflationary pressures. By increasing the OCR, the Band is seeking to ensure that the economic expansion can be sustained. 

房市要價仍踞記錄性高位 (Asking prices still at record levels: Realestate.co.nz)

本國房地產網站今天報告稱房市平均要價仍維持在記錄性高位。

本國五月份房屋賣家的平均要價為$483,524,袛較三月份的記錄性要價$484,263略低。在奧市,平均要價為$685,246,跟四月份時紀錄性的$685,426相若。在威靈頓市,五月份的平均要價為$453,850,坎特伯利市為$442,784。

該網站市務經理表示,高房價並未令人卻步。買家的購房意欲仍然高漲,登入網站的人次在過去的12個月上升了50%。特別是使用流動通訊設備的人次在去年上升了90%。

對買家來說,好消息是房源供應已從去年八月份的低谷逐漸回復過來。在五月底全國各地共有超過40,000間房上市待沽。五月份單月裏就已有10,745間房應市,較四月份上升了5%。

Realestate.co.nz reported today that the average asking price of homes remained at record levels.

The national average asking price of house sellers in May was $483,524, only marginally below the record set in March of $484,263.  In Auckland, the average asking price was $685,246, practically the same as the record set in April of $685,426.  In Wellington the average asking price in May was $453,850, while Canterbury came to $442,784.

Marketing manager Paul McKenzie said people weren’t put off by the high prices.  “Buyer interest hasn’t dissipated; in fact traffic to Realestate.co.nz has risen 50% over the last 12 months.  And traffic from mobile devices specifically, including smart-phones and tablets, has grown by 90% in the last year.”

“The good news for buyers is that the available stock of houses for sale is steadily recovering from the historic low levels of August last year.  There are currently more than 40,000 homes for sale across the country as at 31 May,” McKenzie said.  There were 10,745 new listings of houses for sale in May, which was a 5% increase from April.
