拍賣樓房漸趨主勢(Auctions becoming Preferred Method of Selling)

根據Real Estate Institute (REINZ) 的數字顯示,上月奧克蘭十三個城郊區共錄得大宗數的拍賣樓房交易,穩佔總成交量的一半。樓房拍賣已逐漸成為最受歡迎的交易方式。
本年三月份有30%的樓房交易以拍賣方式完成,去年同期祗有22%, 五年前拍賣樓房祗佔總成交量的11%。

Harcourt 的拍賣部經理也承認拍賣樓房漸成主流趨勢,買賣雙方均對拍賣過程非常暸解,大家都認為〝拍賣〞更易獲得真正的市場價格。REINZ首席行政官更表示〝拍賣〞這種方式在高檔房市中更受青睞,本年三月份在奧市13個較高檔城郊區中約50%的樓房成交宗數均以〝拍賣〞方式完成。

According to the Real Estate Institute REINZ), auctions accounted for 50% or more of sales across 13 Auckland suburbs last month as going under the hammer becomes the preferred method of selling in many parts of the city. 

In total REINZ figures show almost 30% of sales in the region over March were completed by auction compared to 22% in March 2011 and just 11% five years ago.
Harcourt auction manager agreed there had been a huge increase in auction activity as both buyers and sellers definitely understand the auction process better; they see it is an easy way to achieve true market value.  REINZ CEO said auctions are becoming the preferred sales method particularly in higher priced suburbs.  In 13 leafy suburbs more than 50% of the total sales in March were as a result of auctions.
 
強制出售〝貸款抵押房產〞廹近高峯 (Mortgagee Sales hit record levels)

因強制出售〝貸款抵押房產〞而產生的爭議令銀行業特派專員頭痛不已。專員表示紐西蘭市民必湏知道當他們無力償還銀行貸款時該如何自處。該專員撰寫了一套〝強制出售貸款抵押房產〞的指南,當中涵蓋了銀行將透過何種途徑追討未償還的貸款及欠債人又可如何自保。
該專員續稱銀行始終不欲強行出售被抵押的房產,因這會導至兩敗俱傷。根本上,銀行方面願意跟欠債人協商,共謀對策,解决貸款債務。故此當客户發覺其還款能力稍有不逮時,應儘早跟銀行反映,而不要走入死胡同。

自2011年初起,該專員共接獲有關房貸的投訴及查詢計有512宗並全數轉介回相關銀行作初步調解,但其中118宗仍需要專員介入調查。

Mortgagee sales disputes are at record levels and remain the largest single cause of complaint to the Banking Ombudsman.

Ombudsman says New Zealanders need to be aware of what might happen if they can’t service their mortgage payments and how they can help themselves.  The Ombudsman’s Quick Guide to Mortgagee Sales has been released, covering what a banking service provider is entitled to do to recover debt and outlining options a customer might have to get out of difficulty and what they should do to protect themselves. 

Ombudsman says that ultimately banks are not in the business of selling houses and typically customers and banks lose out in a mortgagee sale.  Banks are more likely to want to help customers find other ways to meet their loan obligations before resorting to a mortgagee sale.  It is therefore important that customers talk to their banks about their options early, before the situation becomes irreversible. 

Since the start of 2011, the Banking Ombudsman has referred 512 complaints and enquiries about mortgage finance to the banks for initial resolution, of which 118 have so far resulted in a request for the Ombudsman to investigate.
