奧克蘭房產市道一月份創高峯 (Auckland Market Sees Strongest January for Four Years)

Barfoot & Thompson透露,該公司在一月份成功處理自2007年以來單月最多的成交量而且成交平均價也創新高。百萬豪宅市場更為出色,較去年同期翻了一倍。該公司預期房產市道在本年首季度會持續上揚,房價也隨着上漲。

According to Barfoot & Thompson, they sold more properties in January than they have since 2007, prices reached their highest average ever for the month, and they sold double the number of million dollar homes than they did last January.  Thompson expects to see trading in the first quarter of 2012 continue with gradual and modest price rises.

奧克蘭房價難以負擔 (Auckland Home to Least Affordable Property)

Massey 大學的房產購買力報告指出,奧克蘭的房價已達至難以負擔的地步。該大學是根據本國的銀行利率、國民的薪酬水平及房價來評估國民的房產購買力。在過去的一季度,該購買力已衰退了5.8%,這表明房價正不斷上漲。因本國最近的低息率及寬鬆的借貸條件加速買家洶湧入市。新建房減少也造成房價颷升。

According to the latest Massey University Home Affordability Report, Auckland is the least affordable place to buy a house.  The University calculates affordability by examining interest rates, wages and house prices; Auckland affordability has deteriorated 5.8% over the quarter, which means house prices are increasing.  The Report notes that one reason for the increases in house prices is due to the recent low mortgage interest rates and more relaxed lending criteria, which has made buyers active in the market.  Also, new construction is still at very low ebb.
